Swingers Crazy Golf

OBJECTIVE

Meridian was going to the market to fill a space while maintaining a delicate relationship with an existing tenant. Meridian wanted to bring new energy to a unique, multilevel space in DuPont Circle, a somewhat stagnant submarket.

STRATEGY

For this project, Dochter & Alexander executed a full repositioning of the building, including all retain spaces, with partner WeCAP. Meridian selected Dochter & Alexander through a highly competitive process based on our ability to underwrite the deal and our creative services. Dochter & Alexander visualized a wide variety of architectural, design, branding, and demise scenarios.

RESULTS

Dochter & Alexander brought in an international, new-to-market concept, Swingers Crazy Golf, doubling the rent in the process. The deal revitalized the space and created new value for Meridian. DC was Swingers’ first location in the US, and they have since expanded elsewhere.
