Room & Board balances artisan-crafted modern furnishings with timeless details, designing pieces far beyond this year's trends. Room & Board prides themselves on sustainable quality construction and design.
OBJECTIVE
Room & Board was planning to open two design showrooms that served as touch points for customers and showcased their offerings without the cost of a full store. Room & Board is at the forefront of this retail model and needed a similarly innovative brokerage partner to identify the East Coast location. They selected Dochter & Alexander based on our market trend research and analysis—they were impressed with how we use data.
STRATEGY
With an existing flagship store on 14th Street, Dochter & Alexander looked for a complementary retail space for a showroom and ultimately presented Bethesda and Tysons as options. Dochter & Alexander was able to identify one vacancy with a potential vacancy next door in Bethesda Row, and ultimately executed a deal that combined them, a desirable outcome for both the client and the landlord.
RESULTS
Room & Board was able to open a 4,500-square foot space in Bethesda Row, a location with historically low vacancies. Dochter & Alexander created a competitive environment to secure very desirable terms for our client.
