OBJECTIVE

This was an unusual collection of three spaces, with a variety of floor grades, a mezzanine, and varying sidewalk elevation. This was a promising opportunity, but the best tenant wasn’t immediately obvious. Dochter & Alexander explored a variety of options, including splitting up the spaces and reconfiguring the block, for utilizing the entire space.

STRATEGY

Dochter & Alexander underwrote the deal to purchase the space and worked side-by-side with MetLife on acquisition and repositioning. We were able to combine all three spaces to meet a unique need. Instead of breaking up the building, Dochter & Alexander executed the highest-investment option to create a single space for an outlier tenant.

RESULTS

Dochter & Alexander secured a first-to-market deal with early childhood education provider The Gardner School. Dochter & Alexander was highly involved in reconfiguring the space and underwrote the project.
