OBJECTIVE
650 Massachusetts Ave was a well-positioned but unrealized location — the space’s quirks called for the right kind of tenant. Dochter & Alexander’s goal was to help Brookfield find the right retail tenant and revitalize a property on a block with a lot of existing retail activity.
STRATEGY
Brookfield wanted to not just fill the space, but to create value for nearby office space and create connections between its holdings in the Mt. Vernon Triangle and Gallery Place neighborhoods. Dochter & Alexander’s unique creative services and visualizations helped the client envision signage, outdoor seating, and various retail layouts.
RESULTS
Dochter & Alexander was able to help revitalize the space, working within zoning restrictions and modifying it to be ideal for an upscale market and café that caters to both workers at local Brookfield-owned office spaces and neighborhood residents. We closed a first-to-market deal with Foxtrot, which serves an innovative combination of retail and delivery customers. Brookfield was able to expand its local portfolio and Foxtrot secured a storefront that met its desire to blend in with the neighborhood and maintain a sense of space.
