As the Director of Research and Market Strategy at Dochter & Alexander since 2021, Emily delivers best-in-class market research at the micro level. She tracks unit-level retail vacancy data for the high streets of Washington, DC – information not captured by conventional data sources – producing a proprietary picture of who is open, who is leaving, and what is coming next.

That research is the foundation of the firm's hyperlocal market reports, which Emily writes, and shapes how Dochter & Alexander advises. Emily helps landlords read demand on their blocks and informs tenant site selection with ArcGIS mapping, Placer.ai location analytics, rent and sale comps, demographic analysis, and zoning research. Emily also evaluates unit-level retail vacancy for the DowntownDC BID, has done the same for the Golden Triangle BID, and collaborated with Streetsense to provide data for the Washington, DC Retail Strategic Plan.

Emily arrived at Dochter & Alexander after five years at CoStar, where she was initially hired as a Research Associate before earning promotions to Market Analyst and Market Analyst II. While at CoStar, Emily conducted research, performed analysis, wrote reports, produced video content, and delivered presentations on the retail, multifamily, office, and industrial commercial real estate sectors.

Outside of DA, Emily loves taking advantage of all DC has to offer, especially secondhand bookstores and inventive breakfast sandwiches.
